2022 Board Update

Mowing Contract Update

We have completed the first year of a three year contract with Wasmer Brothers Landscaping. Board members met with representatives from the company several times in 2021 to address issues resulting from having a new crew. While we are generally pleased with the responsiveness and mowing performance, we have identified several areas of improvement to be addressed in 2022.


At the forefront are the maintenance and planting of the two entrances from 13 Mile, and the handling of fallen debris after storms. It should be noted that the contractor was dealing with staffing shortages for the entire season and was fully transparent with the HOA on this topic.


Getting Involved in the Neighborhood

We all love the community we have in Kings Pointe. We ask that you please consider donating some of your time by joining the HOA board. Joining the board is not a huge time commitment, and often comes with fresh baked cookies! An active volunteer board is the best way to keep our neighborhood a vibrant community that is representative of all our members, and keeps our annual dues much lower than the option of hiring an outside management firm.


If you are interested in joining the board, please do not hesitate to email the board at kingspointeboard@gmail.com and we will invite you to the next meeting. Kings Pointe is best served by active participation from its residents, and we encourage all residents to get involved.


Getting Involved in the Neighborhood

As there have been a larger than normal number of new residents in the last several years, we have included a copy of the HOA By-Laws and Use Restrictions. We ask that any residents that may be moving soon leave these documents behind for the new homeowners. These documents are also available on our website: https://www.kingspointe-fh.org/


The board also asks homeowners to refrain from using common areas to store or dispose of yard waste, such as fallen limbs, which can interfere with the mowing of common areas. Instead, we encourage all homeowners to make use of the curbside city services to dispose of this waste. If you notice a fallen branch in the commons area near your home, please either contact the board, or if it is possible, take it to your curb for disposal by the city.


Annual Dues Increase Reminder

Annual dues for 2022 are in the amount of $240. This new amount reflects the tiered increase that was approved by vote in 2019. As a reminder, dues will increase by $10 per year thru the year 2023. This increase has allowed our budget to keep up with increased expenses and will allow for improvement projects over the next several years.


The board asks that you please pay your dues on time. If you are dealing with financial issues, please let us know. We prefer to work with our neighbors on a payment plan over imposing late fees.


A number of residents did not receive their 2021 dues notice in a timely manner due to mail disruptions at that time. If you receive a late fee letter from our bookkeeper, and have not received your dues notice in February, please contact the board at kingspointeboard@gmail.com prior to making the late payment. We are happy to waive any late fees that are incurred due to mail disruptions.

Similar to years past the board gets contacted formally and informally – which can be summarized as follows:

1.Trash sitting in front of our homes is not a pretty sight. Please wait until Sunday evening to put it out, and bring cans back in as quickly as is reasonably possible.


2. We all love our pets but barking dogs, especially early in the morning or late at night can be quite annoying. Please do your best to be considerate of your neighbors.


3. No trailer, camper, truck or commercial vehicle shall remain parked on any street or side drive within the subdivision except when present on business, and then only for such period of time as is reasonably necessary.


4. We, our kids and our grand-kids walk, bike, and play on or near our neighborhood roads. Please encourage all family members to keep our subdivision safe by practicing un-distracted driving either at or below the posted 25 MPH speed limit.


5. Please do not place signs advertising your business on the entranceway to the subdivision. We appreciate your wanting to grow your business, however we receive complaints from the neighbors asking to have them removed.


6. Please help the snow removal process by keeping cars off the street until the plows have done their job.


7. Please be respectful of the environment, our beautiful subdivision, and our neighbors living around the commons areas by properly disposing of your trash, tree branches, clippings, and other debris.
